Short answer: Heading into the 2026–27 season, Palm Beach Gardens has noticeably fewer homes for sale than a year ago and more of them are selling. In September 2026 there were 631 active residential listings, down 24% from September 2025, and about 4.1 months of supply, down from 6.4. Prices are holding near the mid-$700,000s at the median, and most buyers still negotiate a few percent off the asking price.

What is the Palm Beach Gardens housing market doing right now?

It is tightening. A year ago, Palm Beach Gardens had a lot of homes sitting on the market. Since then, inventory has come down steadily while closed sales have gone up. That combination is the clearest signal in the numbers.

Here is September 2026 next to September 2025, from the MLS:

Measure (Residential, City of Palm Beach Gardens) Sept 2025 Sept 2026 Change
Active listings 835 631         -24%
Months of supply 6.4 4.1         2.3 months          less
Closed sales in the month 131 144         +10%
Median sold price in the month $805,000 $766,000

         -5%

Over the full 12 months from October 2025 through September 2026, 1,868 residential sales closed in Palm Beach Gardens. In the 12 months before that, it was 1,611. That is about 16% more homes changing hands year over year.

Are home prices going up or down in Palm Beach Gardens?

Mostly holding steady, with a lot of month-to-month noise. The September 2026 median sold price was $766,000, compared with $805,000 in September 2025. But one month is a small sample in a city where a handful of large golf-community or waterfront sales can move the median.

Look at the last 12 months instead. The monthly median sold price ranged from $700,000 (December 2025) to $969,500 (June 2026), and seven of the 12 months landed between $760,000 and $850,000. The average sold price in September 2026 was about $1.03 million, which tells you the upper end of the market is active and pulling the average well above the median.

My read: prices are not falling in any broad way. What has changed is that sellers have less competition from other listings than they did a year ago.

Is Palm Beach Gardens a buyer's market or a seller's market?

It is close to balanced, and moving toward sellers. Months of supply, which is how long it would take to sell every active listing at the current pace, dropped from 6.4 in September 2025 to 4.1 in September 2026. A common rule of thumb in our industry treats roughly six months as balanced; below that, sellers tend to have more leverage.

That said, buyers still have room to negotiate. In September 2026, homes sold for an average of 95.5% of their final list price and 92.4% of their original list price. The gap between those two numbers means many sellers reduced their price at least once before going under contract.

How long does it take to sell a home in Palm Beach Gardens?

Homes that sold in September 2026 spent an average of 69 days on the market. Counting the full history of a property, including times it was taken off and relisted, the average was about 82 days.

That is faster than a year earlier, but it is not a market where most homes sell in a weekend. Over the past 12 months, average days on market ranged from about 65 to 90. Well-priced, well-prepared homes go first. The ones that sit are usually priced for last year's buyer, or need work that buyers will not pay full price for.

What does this market mean if you are selling?

Fewer competing listings is good news, but it does not replace pricing correctly. The 92.4% sale-to-original-list ratio is the number I would focus on. It says the typical home that sold had to come down from where it started.

What works in Palm Beach Gardens right now:

  • Price to the recent closed sales in your community, not to the active listings. In places like PGA National, BallenIsles, Mirasol or Old Palm, the right comparables are inside the gates, often on the same type of lot or golf view.
  • List before or early in season. Pending sales in Palm Beach Gardens peaked at 200 in February 2026 and new listings peaked at 304 in January. Buyers arrive in winter, and so does your competition.
  • Fix the obvious things first. Roof age, impact windows and the condition of the AC matter to Florida buyers and their insurers. They affect offers more than paint colors do.

What does this market mean if you are buying?

You have fewer choices than a year ago, and the selection will likely get tighter as season brings more buyers. If you find the right home, waiting for another price cut is a bigger gamble than it was in 2025.

You still have leverage on homes that have been listed for a while. With an average of 69 days on market and most homes closing below list, there is room to negotiate on price, credits or closing timing, especially on homes that have already been reduced.

Be clear on what you are buying into, too. Palm Beach Gardens covers everything from gated golf communities to newer neighborhoods off Northlake Boulevard and the Avenir area. My guide to gated communities in Palm Beach Gardens walks through the major ones, and my post on Avenir and its town center covers the newest part of the city.

Where in Palm Beach Gardens are people buying?

The citywide numbers blend very different neighborhoods. Roughly, the market splits into:

  • Golf and club communities such as PGA National, BallenIsles, Mirasol, Old Palm and Frenchman's Reserve, where membership structure and fees matter as much as the house.
  • The PGA Boulevard corridor, close to The Gardens Mall, Downtown at the Gardens, I-95 and Florida's Turnpike.
  • Newer construction in the north and west, including Avenir and the Alton area.
  • Established neighborhoods east of I-95, a short drive to Juno Beach, the Juno Beach Pier and the ocean.

Each of these behaves differently. A citywide median is a starting point, not a price for your street. For a community-level look, my Palm Beach Gardens area page has current listings and neighborhood details.

What should you watch in the Palm Beach Gardens market this winter?

  • New listings in January and February. If they surge the way they did last season, months of supply will rise again and buyers will get more choices.
  • The sale-to-original-list ratio. If it moves up toward the mid-90s, sellers are getting closer to their first asking price.
  • Pending sales. They lead closed sales by a month or two and are the earliest read on demand.

I will update this page with each month's Flexmls numbers so you can follow the same measures over time.

When is a market report not enough?

Citywide statistics cannot tell you what your specific home is worth, what a club membership will cost you, or whether a particular house has an insurance problem. If you are deciding whether to sell or what to offer, you need the closed sales for your community and an honest look at the property itself. That is not something a blog post, or an AI summary of one, can do for you.
